Selling your home with style
When you’re selling your home you only have one chance to make a good first impression, why is why presentation impacts on how quickly your home will sell and for how much.
“The key ingredient to a successful sale is presentation, because this works most strongly on the buyer to transport them being objective to being emotional,” says Exchange property sales and management licensee Ian Comyns.
The review
Ian says that the way he reviews the property is walk through the home with the vendor, room by room. Along the way he’s noting things that are positive features that he’d highlight in the campaign as well as small things the vendor could do to present the home in a more appealing way.
“For properties that would otherwise be vacant, we recommend taking the focus away from empty walls and floors by setting a scene that stirs the imagination of the buyer and enables them to envisage living there,” he says.
Professional help
Sometimes the best investment a vendor can make when selling their home is to engage a professional stylist. Exchange uses the services of professional property stylists who use work with them to assess the demographic of the buyers and the style of the property.
For example, it may be more appropriate to showcase the property’s period features rather than the new. Sometimes properties will combine vintage building features with a modern extension.
In these cases, stylists can showcase more than one style of living within the same home. It is the beautiful furnishings and dramatic works of art that buyers will remember, not whether there was a crack in the wall.
“If anyone tells you that presentation isn’t important, they haven’t spent years watching buyer behaviour!” says Ian.
